No VAT is added to this figure. Our normal ongoing rate is
9.8%.

investors. We are completely impartial and independent
and can advise on the best deals across the entire market
place. We can also arrange rental income protection, buildings
and contents insurance specifically tailored for the Property
Rental Market.

Buying an investment property will
require a degree of tax planning. GoLetit can provide help
and assistance with income tax, capital gains tax and
inheritance tax planning to ensure that your current and
future tax liabilities are minimised. A nominal charge is
made for this service and further details are available on
request.

Buying a property in the right location
is the number one factor with regard to ease of letting
and capital growth. We are happy to locate the right property
for you. We can refer you to our panel of surveyors and
solicitors that provide the complementary range of professional
services at very competitive rates.

We have our own team of time served tradesmen
who can be relied upon to carry out upgrades and maintenance
quickly and at reasonable rates.

GoLetit will carry out a free initial
assessment of your property and can advise on projected
rental income or how it could be enhanced.

Market your property to our tenant base,
major employers, local media advertising and through the
internet.

Procure prospective tenants and obtain
references.

Prepare lease documentation and the inventory.

Collect the rent and hold the repair
bond in a separate Clients' Bank Account.

Ensure that new tenants are personally
welcomed to your property and that they are comfortable
with appliances, stop valve location etc.

Ensure compliance with health and safety
including HMO regulations.

Deal with utility companies and council
tax requirements.

Transfer rent funds due to you within
5 working days of date of receipt to our Clients Account.

Provide landlords with annual statements
for Income Tax purposes.

Carry out regular maintenance checks
of your property whilst in the tenant's care.

Check tenants out of the property at
the expiry of a lease and determine what costs may be
payable from bond sums for loss, damage or cleaning.

Repay the repair bond to tenants minus
any agreed deductions.
